Meticulously maintained with all-new, quality furniture, an entertainer's kitchen & enormous dining space for your big group meals, the dining table seats 16 comfortably.  All 6 bedrooms are spacious & opulent, with the most divinely comfortable beds & white, hotel-grade linens.  Importantly, the property is air conditioned throughout (reverse cycle) & on mains water.  

THE LOCATION: Located just 800m from Kingscote's main street & 150m from the ocean, you can enjoy the coastal walking trail into town with the convenience of cafe's, shops, the jetty, beach strolls & tidal pool nearby.  Cactus Cafe & The Ozone Hotel are within walking distance or just a 1-minute drive away, there's almost always seals & pelicans near the jetty & often dolphins in the bay.  Kingscote is a convenient, central location for visiting the Island's attractions during the day & no need to drive outside of town at night. 

THE KITCHEN+LIVING SPACES: The main upstairs living space can be accessed without using stairs & features an amazing kitchen with dishwasher, Nespresso machine, oversized oven + cooktop, standard fridge+wine fridge & an enormous island bench for everyone to congregate around.  There's a huge dining table for 16+, a comfy leather sofa for viewing the 70" Smart TV. This space opens out onto an undercover alfresco area with BBQ (gas provided), outdoor sofas, dining setting. 

BILLIARDS ROOM: Complete with 8ft pool table, bar-style seating & TV for keeping up to date with your fave sports. Enjoy some friendly competition or take your socialising & drinks out onto the balcony area, with town and ocean views.

RUMPUS/GAMES ROOM: For the older kids/teens, there's a Rumpus Room, separate to the house with Table Tennis, Boardgames, Fuseball & Air Hockey (about 10 steps to access).

GUEST NUMBERS/TARIFF: Base tariff includes private use of the property for up to12 x guests with all 6 bedrooms & 3 bathrooms accessible for your group, set up in standard configuration.  An additional fee applies for extra guests (max 16) or for non-standard bedding set up (just let us know if the config doesn't work for your group). Only booked/paying guests are permitted to visit or stay at or visit the property, thank you kindly.

BEDROOMS:
Bedroom 1: A spacious, luxurious bedroom with King Size Bed, full ensuite bathroom including bathtub, sofa & TV
Bedroom 2: Queen Size Bed
Bedroom 3: 2 x Long Single Beds, (bedroom 4 is accessed via this room, a perfect Family Suite configuration), plus 2 x trundle beds by arrangement
Bedroom 4: King Size Bed, sliding doors with access outside (access is via Bedroom 3).
Bedrooms 2, 3 & 4 use the 3-way full bathroom
Bedroom 5 (lower level): Queen Size Bed
Bedroom 6 (lower level): 3 x Long Singles, plus trundle bed by arrangement 
Bedrooms 5 & 6 share a bathroom on the lower level

STANDARD BED CONFIGURATION: Standard booking bed configuration is for up to 12 guests, consisting of 2 x King Beds, 2 x Queen Beds, 5 x Long Singles (9 separate beds).

ALTERNATIVE BED CONFIGURATION:  For a larger booking of up to 16 guests, or non standard configuration, there are 3 x additional inner-spring mattress trundle beds and 2 x sofa beds available (additional fees may apply).  This then provides up to 14 separate beds.

LINENS: Professionally laundered hotel-grade linens, including beach towels, lots of bath towels, bathmats, hand towels, tea towels, pillows & bedding etc.

CONSUMABLES: A great starter-set of consumables are provided for your convenience, likely enough for your whole stay (toilet paper, paper towel, dishwasher tablets, washing powder, kitchen sponges, soaps, food wraps, pepper+salt, coffee+tea etc.).

ACCESS: The design of the house means there's no need to use stairs to access the upper level (4 bedrooms/2 bathrooms/living spaces)-just enter via the rear door. If you're using the 2 downstairs bedrooms & bathroom, you can enter via the front door or using the stairs inside.  The external rumpus room requires using about 10 steps to access.

CHECK IN / OUT TIMES: Standard check in is from 3pm, check out by 10am.  Guaranteed Early Check In / Late Check Out by arrangement (fee applies). This gives us plenty of time to prepare perfectly for your stay - we don't cut corners with cleaning! That said, the property will sometimes be ready for an earlier check in, so just let us know if you're planning on arriving in Kingscote earlier & we'll message you on the day as soon as ready for check-in.  Most guests to KI choose a midday or 1pm ferry & take the opportunity to have lunch at Dudley Wines on arrival day, before heading over to Kingscote in the late afternoon.

WHEN TO VISIT: Everyone loves the peak Festive Season to make the most of KI's amazing beaches, do the Dolphin Swim tour & enjoy bbq's and warm nights outside with friends-and who wouldn't! But don't overlook visiting in the cooler months for great bushwalking weather & stunning photography opportunities, or simply time to enjoy the fresh air, beach walks, a bit of fishing, wineries & explore the little shops. Irrespective of the season, there's SO much to do at the property, so even if you get a rainy day in the mix, it's still a fab holiday!

YOUNG CHILDREN: Kindly note that Rawson's is a luxury property, not generally suitable for children under about 6-8 years due to the finishes & styling: it's not kid-proof, as it's primarily intended for older kids, teens & adults. If you do bring a little one, please discuss with us as they will need caring, responsible supervision to avoid any damage etc.-thank you kindly. 

PETS: Sorry, pet's aren't allowed on the property-we have no insurance whatsoever for damage caused by animals or pets. Genuine Assistance animals provide valuable support & are naturally very welcome, however we'll just need to know in advance to make arrangements.

CLEANING: We do hope you love how clean the property is presented! It's the best compliment ever when guests tell us that our accommodation is the cleanest they've ever stayed in! Standard 'holiday rental' level cleaning is naturally included-you certainly don't have to mop floors & clean bathrooms-however it's not a small little hotel room and like most holiday rentals, it does just need to be treated respectfully, left neat & tidy, spills wiped up, bbq cleaned, rubbish in bins & items put back where they were found on arrival.  A big thank you!

PARTY POLICY: This property is located in a residential area, so sorry, absolutely NO wild, crazy parties, schoolies/buck's/hen's etc. here. You're very welcome to celebrate a special occasion in a quiet & sensible manner, however functions (such as a birthday party) require prior approval, only booked guests may attend the property (no extra day visitors) & no disturbance to neighbours-thanks.

COVID RELATED: We do not do isolation/quarantine or illness recovery stays, or if you are awating a Covid test.

TRAVEL INSURANCE:  Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended.
