We can accommodate up to 24 guests when booking all four properties (which would give you 9 bedrooms & 7 bathrooms)

Kingscote Terraces One and Kingscote Terraces Two are 3-storey, side-by-side townhouses, 3 bedrooms & 2 bathrooms each, perfect for a couple, families or a group.

Kingscote Terraces Three is also a stunning 3 storey townhouse, 2 bedrooms / 2 bathrooms, right alongside Terraces Two, featuring TWO huge bedrooms (king and zip-king), perfect for two couples travelling together! 1 x sofa bed for if 5 guests staying (only 13yrs + at this property sorry)

Kingscote Terraces Seven is an upper-level, 1 bedroom / 1 bathroom apartment with king size bed, just a few doors down from One and Two.  Full kitchen + laundry facilities. A great option for a couple, or if you need extra space for your group when using One and Two! Max 2 adults (no little ones at this apartment)

You can look forward to meticulously maintained properties, with modern, neutral styling, an upmarket 'hotel-style' feel, super-comfortable beds & white, hotel-grade linens, air conditioned & on mains water. Master suites are opulent and very private, with King Size Beds and new, high end bathrooms. 

THE LOCATION

Leave the car parked & take a casual stroll to shops, cafes, the jetty, beach, playground, cafe's and pubs, with tour pick ups & the ferry shuttle bus just around the corner.  There are beautiful walking trails which wind around the coast to enjoy, almost always seals & pelicans near the jetty & often dolphins in the bay.  

PRICING

Pricing varies seasonally and with length of stay & guest numbers, however as a guide, for four guests using a townhouse, it's about $120-$200 p/person, per night.

Kingscote Terraces One, Two + Three: From $480/N in low season, to approx $820/N in peak season. Price includes up to 4 guests using standard bedding configuration, additional fee applies for extra guests (max 6-10 per property)

1 x infant <1 yr stays free (no children at Terrace Three or Seven though)

Kingscote Terraces Seven: From $240/N low season for a weekly stay, to $520/N peak season, max 2 guests)

MINIMUM STAY

Minimum stay varies seasonally & with availability, but as a guide is generally 3-night minimum during low/standard season, Festive Season Minimum 7 Nights, Public/School Holidays & KI Cup Minimum 4-7 Nights

GUEST NUMBERS, BEDS + BATHROOMS

One and Two: There are 3 x bedrooms, with 3 beds in total: a King in the huge master bedroom on the top floor (private ensuite with bathtub), and Queen & Double Bed in the two smaller bedrooms on the mid-level (these bedrooms share a bathroom).

About 4-6 guests is a very comfortable occupancy in each townhouse, however if you need to accommodate a larger group (max 8-10), there's plenty of living space for everyone to spread out relax & but you'll need to use the sofa beds.

Please note that queen and double size beds are not as large as a king size bed, and the two minor bedrooms are only smaller, apartment sized.

Three: Master with King Size Bed, balcony and ensuite on the top floor (ensuite with bathtub), sofa, Smart TV.  Bedroom 2 is huge, with a split-king bed (can be zipped together for a king bed, or split into two long singles), smart TV and adjacent bathroom.  This is a fabulous option for two couples or friends, or a smaller family travelling together with great privacy between the bedrooms and bathrooms. 1 x sofa bed available for a 5th guest. Not suitable for children/babies.

Seven: One King Size Bed, ideal for a single or couple, max 2 guests. Not suitable for children/babies.

THE LIVING & ENTERTAINING SPACES

One and Two: Downstairs is a very spacious lounge room with huge smart TV & 3 x sofa beds (opens to a private courtyard, complete with BBQ & 6-seat outdoor dining table), laundry facilities (washing machine, dryer, iron, airer).

Terrace One has a table tennis table set up in the garage (parking for both properties is in the driveways and garages are not available for parking).

The mid-level kitchen and dining space seats 10 at Kingscote Terraces One and 8 at Kingscote Terraces Two. Fully equipped kitchen, including a Nespresso coffee machine & dishwasher, plus TV & sofa.

Seven: Fully equipped kitchen with dishwasher, Nespresso Coffee Machine, washing machine/dryer, dining table, living room, Smart TV's. 

 

Each property features lovely balcony spaces - open up the sliding doors & enjoy your coffee, local gin from KI Spirits, or wine from Dudley Wines, Islander Estate or Bay of Shoals - just complete it with a good book or long chats!  Even in winter, the balconies are so beautiful for admiring the ocean's beauty and gorgeous sunrises & it's quite a sheltered space. 

LINENS: All professionally laundered linens are provided, including Beach Towels, bath towels, tea towels, bedding etc. 

CONSUMABLES:  A starter set of basic consumables are provided for your convenience (toilet paper, paper towel, dishwasher tablets, soaps, food wraps, pepper+salt, coffee+tec etc.).

CHILDREN: Children who are well supervised by respectful adults are genuinely warmly welcomed at One and Two & are very special guests indeed - we hope you feel that there is no need to compromise on quality just because there's little ones in your group.  You'll all love the convenience of the fenced park, playground and BBQ facilities just across the road (grab a coffee, kids are happy for hours = perfect holiday)! We can supply a porta-cot, highchair & toys by arrangement at One and Two.  There are however balconies, stairs (no stair gates) & normal household risks - this is a luxury property that's family friendly but certainly not 'kid-proof' at all, with some breakable decor, books, magazines etc. at toddler-height so caring supervision is required of your precious children to ensure that no damage or excessive soiling occurs. We're reasonable, but if your parenting style is that you prefer to let the kids run wild, or if they're going through a destructive stage, this won't be suitable sorry.

Kingscote Terraces Seven and Three are not suitable for babies or little children.

ACCESS:  These amazing views mean stairs (and a good excuse for an extra holiday indulgence!)...however there isn't a lift, so if you have issues navigating stairs, as much as we'd love to welcome you, this may not be the best option. But don't worry, we might be able to help you with suitable alternative accommodation, please get in touch.  

CHECK IN / OUT TIMES: Standard check in is from 3pm, check out by 10am. We'll confirm if there is any change to this.  Unless otherwise mentioned, Festive Season is 4pm check in, 9:30am check out. 

WHEN TO VISIT: Everyone loves the peak Festive Season to enjoy KI's amazing beaches, do the Dolphin Swim tour & long lazy bbq's with friends in the warm evenings - and who wouldn't!  But don't overlook visiting in the cooler months for great bushwalking weather & stunning photography opportunities, or simply time to enjoy beach walks, a bit of fishing, the wineries, or take the kids to the playground and explore the little shops.

PARTY POLICY:  This strictly isn't the place for wild, crazy parties, schoolies, buck's, hen's etc. You're very welcome to celebrate a special occasion in a quiet & sensible manner, however functions require prior approval, only booked guests may attend the property (no extra day or night visitors sorry) & no disturbance to neighbours - thank you kindly :). There's a great group BBQ & undercover picnic area across the road at the playground / park for groups to get together & celebrate. 

PETS: Sorry, pet's aren't allowed on the property either-we love fur-babies but have no insurance whatsoever for damage caused by animals or pets.  Genuine Assistance animals provide valuable support & are naturally very welcome, however we'll just need to know in advance so that we can make appropriate arrangements. 

CLEANING:  We hope you love how clean the property is presented! Standard cleaning is naturally included-you certainly don't have to clean the whole house-however like most holiday rentals, the expectation is that it's respected and just need to be left neat & tidy, certainly not filthy, spills wiped up, rubbish in bins & items put back where they were found on arrival. 

COVID RELATED: We do not do isolation/quarantine or illness recovery stays.

TRAVEL INSURANCE:  Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended.
