Not quite a 'Seaside Garden Cottage' - something a little different!  We're super-excited to present our newest,very stylish and very luxurious Kingscote Accommodation, just 2 minutes from The Cottages! I would say it's all about the location, but the accommodation itself is pretty amazing too!

 

 Side-by-side townhouses with an identical floorplan & kept interesting with slightly different furniture & decor, Kingscote Terraces One and Two are perfect for families or groups travelling together (up to 16 guests when booking both), or a very opulent getaway for a couple.

You can look forward to a meticulously maintained property, with modern, neutral styling, an upmarket 'hotel-style' feel, super-comfortable beds & white, hotel-grade linens, air conditioned & on mains water.

THE LOCATION
Super-clean, Views & Location, Location, Location!  With fabulous ocean views and a 'Spot-On' address in the heart of Kingscote, these two very stylish 3 bedroom/2 bathroom, 3-story townhouses are sure to impress!

Leave the car parked & take a casual stroll to shops, cafes, the jetty, beach, playground, breakfast @ Cactus Cafe and dinner @ The Ozone Hotel, with tour pick ups & the ferry shuttle bus just around the corner.  There are beautiful walking trails which wind around the coast to enjoy, almost always seals & pelicans near the jetty & often dolphins in the bay.  

PRICING

Base rate includes up to 4 x guests, with an additional fee for extra guests (10 max per property)

TERRACE ONE: From $420/Night in Low Season to $780/Night in Peak Season

TERRACE TWO: From $360/Night in Low Season to $680/Night in High-Peak Season

1 x infant <2 yrs stays free

 

Festive Season Minimum 7 Nights | Public Holidays & KI Cup Minimum 4-5 Nights | 2-3 Nights Minimum Other Times

GUEST NUMBERS & BEDS  

There are 3 x bedrooms, with 3 beds in total: a Queen (Terrace Two) or King (Terrace One) in the master, Queen & Double Bed in the minor bedrooms, plus 2 x bathrooms  

About 6 guests is a very comfortable occupancy, however if you need to accommodate a larger group (max 10), there's plenty of living space for everyone to spread out relax & but you'll need to use the 2 x sofa beds in the big downstairs lounge room, or also book the other townhouse next door

THE LIVING SPACES

Downstairs is a very spacious lounge room with smart TV & 2 x sofa beds (3 at Terrace One) which opens to a private courtyard, complete with BBQ & outdoor dining table (seats 6), plus laundry facilities (washing machine, dryer, iron, airer). The mid-level kitchen and dining space has a 6-seat dining table in Terrace Two (plus 2 stools at the kitchen bench) or 10-seat dining table in Terrace One, fully equipped kitchen, including a Nespresso coffee machine & dishwasher, plus TV & sofa.  Open up the sliding doors onto you balcony & enjoy your coffee, local gin from KI Spirits, or wine from Dudley Wines, Islander Estate or Bay of Shoals - just complete it with a good book or long chats - you'll be spending a lot of time in this space!  Even in winter, this level is so beautiful for admiring the ocean's beauty and gorgeous sunrises & it's quite a sheltered space. 

BEDROOMS:  

Bedroom 1: Very large bedroom privately located on the top level, with Queen Size Bed (Terrace Two) or King Size Bed plus Sofa Bed (Terrace One), ensuite bathroom, TV, opens onto a balcony with stunning views.  This room is a real treat for the grown ups, you'll feel like you have your own hotel suite!
Bedroom 2: Queen Size bed (mid level) in a smaller bedroom. 
Bedroom 3: Double Bed (mid level) in a smaller bedroom. 
Bedrooms 2 and 3 share a bathroom on the mid-level

Please ensure that this configuration will be suitable for your group, noting that a double bed isn't as large as a queen & the 2 minor bedrooms aren't big enough to add extra beds or baby cots. The minor bedrooms are just 'apartment sized'. 

LINENS: All professionally laundered linens are provided, including Beach Towels, bath towels, tea towels, bedding etc. 

CONSUMABLES:  A starter set of basic consumables are provided for your convenience (toilet paper, paper towel, dishwasher tablets, soaps, food wraps, pepper+salt, cofffee+tec etc.).

CHILDREN: Children are warmly welcomed & are very special guests indeed.  You'll all love the convenience of the fenced park, playground and BBQ facilities just across the road (grab a coffee, kids are happy for hours = perfect holiday)! We can supply a porta-cot, highchair & toys by arrangement.  There are however balconies (doors have patio bolts), stairs & normal household risks - this is a luxury property that's family friendly but certainly not 'kid-proof' with some breakable decor, books, magazines etc, so caring supervision is required of your precious children. 

ACCESS:  These amazing views mean stairs (and a good excuse for an extra holiday indulgence!)...however there isn't a lift, so if you have issues navigating stairs, as much as we'd love to welcome you, this may not be the best option. But don't worry, we might be able to help you with suitable alternative accommodation, please get in touch.  

CHECK IN / OUT TIMES: Standard check in is from 3pm, check out by 10am. During the Festive Season (late Dec-late Jan), we will confirm available check in/out times, as we need to work in with housekeeping availability.  Unless otherwise mentioned, Festive Season is 4pm check in, 9:30am check out. 

WHEN TO VISIT: Everyone loves the peak Festive Season to enjoy KI's amazing beaches, do the Dolphin Swim tour & long lazy bbq's with friends in the warm evenings - and who wouldn't!  But don't overlook visiting in the cooler months for great bushwalking weather & stunning photography opportunities, or simply time to enjoy beach walks, a bit of fishing, the wineries, take the kids to the playground and explore the little shops. 

PARTY POLICY:  This strictly isn't the place for wild, crazy parties, schoolies, buck's, hen's etc. You're very welcome to celebrate a special occasion in a quiet & sensible manner, however functions require prior approval, only booked guests may attend the property (no extra visitors sorry) & no disturbance to neighbours - thank you kindly :). There's a great group BBQ & undercover picnic area across the road at the playground / park for groups to get together & celebrate. 

PETS: Sorry, pet's aren't allowed on the property either-we love fur-babies but have no insurance whatsoever for damage caused by animals or pets.  Genuine Assistance animals provide valuable support & are naturally very welcome, however we'll just need to know in advance so that we can make appropriate arrangements. 

CLEANING:  We hope you love how clean the property is presented! Standard cleaning is naturally included-you certainly don't have to clean the house-however like most holiday rentals, the expectation is that it's respected and just need to be left neat & tidy, certainly not filthy, spills wiped up, rubbish in bins & items put back where they were found on arrival. A big thank you!

COVID CANCELLATIONS: In general, bookings are non-refundable, so travel insurance is suggested.  However, if there is a widespread lockdown in KI or South Australia which prevents you from visiting, you would receive either a FULL CREDIT to use within 3 years towards a future stay, or if you prefer, a 50% REFUND.  Importantly, note that 20 Dec-18 Jan & Public Holiday periods are excluded for re-bookings or using credits & exclude any Stayz booking fees. We're so delighted to welcome interstate visitors again from 1st March 2022, however there is the known risk that plans may be interrupted by Covid restrictions.  As such, if you or any of your group are impacted by lockdowns interstate / restrictions on entering SA, or other genuine Covid-related reasons, we are happy to promptly re-advertise your dates & then refund any of your travel dates that are booked by another guest (less any booking/credit card fees etc).

TRAVEL INSURANCE:  Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended.
