Seaside Garden Cottages are perfect for discerning guests requiring quality, luxury accommodation that is very clean, thoughtfully set up, comfortable & inviting, full of wonderful extras & conveniences to make your stay wonderful & easy! The gardens are lush & interesting, with shady spaces & lovely lawns, 2 BBQ's. The beds are comfortable, linens are white, hotel-grade & the use of beach towels is included.  

Importantly, our properties have reverse-cycle air conditioning & are on mains water. 

The big dining space is a feature loved by groups, with a 14-seat dining table inside The Villa, opening to a decked area seating a further 10, whilst the gardens are wonderful for bbq’s, drinks under the shady trees or a game of table tennis. 

Each Cottage has been hand built with it's own unique charm, providing 9 ½ bedrooms & 5 bathrooms in total.

THE VILLA

Our largest cottage with soaring ceilings, light, bright & airy.  The styling is more modern, with a subtle country-coastal feel.  Featuring spacious, very open plan living, big dining table seats up to 14 plus 2 at the island bench. Fully equipped kitchen with dishwasher & Nespresso coffee machine.

 

 Wifi, huge range of DVD's, smart TV, magazines, books, games, puzzles, table tennis.

2 Bathrooms with hairdryers (1 with bathtub), full laundry, 4 1/2 spacious bedrooms. One of the ground level bedrooms has a 'bonus' space off to one side with extra beds, perfect for families  The upstairs bedrooms have stunning internal balconies overlooking the living area with full height closable plantation shutters for privacy & safety.

THE COTTAGE

Charming & romantic with a touch of luxe; gorgeous, exposed beams, soaring ceiling & internal brickwork.  The beautiful dining room seat 8, plus 2 at the kitchen bench if required. Full kitchen with dishwasher (9 place) & Nespresso Coffee Machine. 

The inviting veranda is lovely for long chats, to enjoy a morning cuppa or afternoon vino.

2 Bathrooms with hairdryers (spacious showers, no bathtubs), washing machine/dryer combo,4 gorgeous bedrooms.

The upstairs bedrooms are beautiful & enchanting, featuring internal balconies overlooking the living space, with some screening for privacy. The screening doesn't however completely bock out noise & light to these top bedrooms & the staircases are a little narrow & a little steep. 

Bedroom 1 (ground level): King Size Bed, with access to one of the bathrooms & bedroom 4 via this room;

such a fabulous set up for families.

Bedroom 4 (upstairs, via a narrow staircase through bedroom 1): 2 x Single Beds.  Extra kids mattress if required. 

THE STUDIO

Located alongside the main cottage, wonderful for extra privacy, the 1-bedroom Studio Cottage is super-cute & a great place to retreat to. Featuring a spacious bedroom with Queen Size Bed, a small little bathroom (no bathtub), basic kitchenette with bar-size fridge, microwave, kettle, toaster etc., there's a table & chair setting for 2 inside plus 2 outside on the veranda.  TV/DVD,  magazines, reverse cycle air conditioning. 

THE OUTSIDE SPACES

Table Tennis table, undercover & off-street parking, beach toys / balls, esky to use during your stay, 2 x BBQ’s, various dining settings in the gardens, courtyard, on the veranda etc. – more than 34 outdoor dining seats, so you’ll find the perfect spot. Large, interesting garden & expansive, lush lawn with shady trees & sunny spaces - the properties are set on 2 allotments, spanning half an acre garden-setting in total.  Plenty of parking for everyone. 

CONSUMABLES

A fantastic set of consumables are included for your convenience, such as toilet paper, tissues, paper towel, tea/coffee/sugar/a few coffee pods, food wraps, pantry basics such as pepper/salt/oil/seasonings, washing detergents, soap, dishwasher tablets, handwash etc.  This will certainly be enough to get you started, probably enough for your whole stay, but if you need more consumables, the supermarket is nearby.

LINEN

Professionally laundered, including white hotel-quality bed linen, tea towels, lots of soft bath towels, beach towels.

 

CLEANING

We hope you really love how clean the property is presented for you - we don't cut corners! 'Normal' cleaning between stays (no daily servicing) is naturally included, so there's certainly no need to clean wet areas, floors or make beds etc. on your departure.  We do just ask that it's treated respectfully, left neat & tidy with items put back where they were found, spills wiped up, rubbish in bins, bbq left clean etc.  Please do enjoy a little break from housework, but it certainly can't be left 'filthy', 'trashed' or damaged though, so kindly note that damage & non-standard cleaning may incur an additional charge.

**Please keep in mind that this is Holiday-Accommodation & we don't allow for Function Level Cleaning**

CHILDREN

Children are very warmly welcomed & families love it here! There’s no need to compromise on quality or convenience just because you're travelling with your family; just let us know if you're bringing children &we'll supply quality baby items (stroller, cot, highchair), toys, beach toys etc. Please just note that whilst this luxury property is 'child friendly' & we’re really particular about safety, like most properties it's certainly not 'child proof', so responsible supervision by caring adults is essential to ensure the property isn't damaged & importantly, for the safety of your precious children i.e. yard not fully fenced, stairs, internal balcony, sharp items in the kitchen, some breakable items, rodent baits used on the property etc.

No charge for up to 2 extra infants who have not yet turned 1 at the time of check out (children 1 & over are charged the normal rate), however maximum guests on the properties is 24 including infants.

 

GUEST NUMBERS

If you wish to book all 3 adjacent cottages for your group, this is the listing for you! Base tariff includes up to 16 guests (inc. children), however please advise of correct guest numbers when enquiring or booking so we can prepare for your stay.  There are 14 beds in total (4 Kings, 4 Queens, 3 Singles, 1 Trundle Bed (for a child), 2 King Singles), sleeping up to 22 guests in beds - an extra fee applies for 16+ guests. An extra 2 guests can be accommodated by arrangement using either a sofa bed, rollaway bed or 'flip out' mattress (great for kids).

No charge for up to 2  infants (under 1 yr old at check out), however max guests on the property including children/infants must not exceed 24 at any time. 

THE BEACH

Just a few minutes lazy stroll to the water’s edge (160 metres to water to be precise), a picturesque walking track nearby is ideal for walking or bike riding right into the heart of Kingscote (approx 2.4 klms). 

THE LOCATION

Just 2 minutes to Kingcote's main street. There are so many pretty places on the island, but for exploring from a central location & still being so close to amenities such as groceries, fuel, cafés, health care etc, we think it's absolutely perfect & why we chose this location. Many of the stunning but remote places on the island don't have these amenities nearby & wildlife is also quite prolific at night-time, so best to avoid driving outside of the towns after dark. 

CELEBRATIONS

The properties are a such lovely space to celebrate a special occasion with loved ones! Importantly parties or small weddings etc. require prior approval & the max number of guests at the property must not exceed those actually booked in as guests (i.e. you can't have people attending that aren't actually staying at the accommodation sorry).

Function level cleaning is not included i.e. must still be left in good condition, just like you would normally leave a holiday rental. Strictly NO big wild parties, loud gatherings, bucks/hens/schoolies groups.

TRAVEL INSURANCE

Sometimes holidays don't go as planned & something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended.
